      Can a taxpayer that owns 100% of an investment property exchange 50% of that property into another property?

      Hi Sal!

      Is the taxpayer selling 1/2 of the property and keeping 1/2?   Or is the taxpayer selling 100% of the property, but exchange 50% of the property and keep the funds for the other 1/2?

      Either way, you can do a 1031 exchange.  You’ll need to run the numbers with the replacement property if there is going to be boot.

      Pretty complicated transaction, so be careful!

      The arrangement is to exchange 50% of the property and KEEP 50% ownership as well
